Position Overview:

The (Commercial) Real Estate Transaction Manager will be responsible for preparing, recommending and implementing the delivery of all aspects of corporate real estate for Cresa DC's corporate client in New York, NY and its worldwide subsidiaries. This position will assist in the execution of real estate administration, development, acquisition, disposition, leasing, and transaction management. The position will report to Cresa DC Managing Principal and the Director of Corporate Real Estate at Cresa DC's corporate client based in New York.

ESSENTIAL FUNCTIONS:

  • Responsible for executing real estate solutions that are aligned with the Segment and corporate overall real estate strategy.
  • Responsible for investigating, evaluating and presenting alternative sites while developing and negotiating real estate transactions for assigned locations. Assess viability for new locations: cost analysis, proposal development, and lease negotiations.
  • Develop collaborative relationships and maintain a strong alliance with Segment, Divisional and HQ teams, internal business partners, working closely with legal, finance, environmental, risk management, and design and construction teams to partner in achieving real estate goals for assigned locations.
  • Develop and maintain strong, strategic alliances through effectively communicating with external business partners, including Landlords, property managers, brokers, contractors and project managers, and related real estate partners including other Corporate Real Estate service providers.
  • Responsible for the ongoing, day-to-day requirements for assigned locations, lease administration issues, working with and assisting other CRE staff and local management teams.
  • Maintaining appropriate insurance certificates.
  • Responsible for preparing detailed Excel format financial analysis of lease obligations and coordination with finance department.
  • Identify and implement opportunities to downsize, collocate, contract and to take advantage of market trends in order to create operational and cost efficiencies.
  • Review existing lease agreements and prepare strategy for future renewals, relocations, expansions, early terminations or other business requirements.
  • Prepare and negotiate letter of intent, leases, work letters, build-to-suit agreement and purchase and sale agreements. Review estoppels, Subordination Non-Disturbance Agreements (SNDA), etc.
  • Assist in collecting and coordinating information from the Divisions for the third-party lease audit team to be able to monitor operating costs associated with operating expenses, CAM, real estate taxes and insurance. Perform desktop audits. Administrates and coordinates any third-party audits.
  • Communicate verbally and in writing with Landlords and management companies to negotiate and resolve CAM disputes, while maintaining positive Landlord/Tenant relationships.
  • Provide assistance to other team members, as directed. Perform other related duties, as assigned. Coordinate execution of lease documentation and other administrative tasks as necessary.
  • Manage the dissemination of critical date reporting to the Segments. Prepare long-range projections of CRE activity, manage analytics, project tracking, weekly transaction updates, and assure deal tracking and necessary approvals in the transaction management system in order to effectively process and ensure timely delivery and high functionality of Departmental workflow and assignments.
  • Effectively manage multiple transactions simultaneously.

REQUIREMENTS & QUALIFICATIONS:

  • Bachelor's degree required in Real Estate, Business, Accounting or Finance, advanced degree preferred. MCR or QPCR designation a plus.
  • Real Estate Salesperson and/or Broker's License preferred.
  • Minimum of Five (5) years or more demonstrated experience working in commercial real estate, lease administration, Corporate Real Estate Transaction Manager, Real Estate Paralegal or Commercial Property Management experience. Cross-regional portfolio experience preferred.
  • Ability to travel domestically initially up to 10% of time.
  • Ability to understand, interpret and analyze financial data in moderately complex financial spreadsheets. Ability to interpret complex lease terminology required.
  • Demonstrated experience in managing CRE portfolio, knowledge of market conditions, costs and contract negotiation expertise.
  • Superior planning, analytical and organizational skills with a high attention to detail and deadline-oriented. Passionate dedication to effective and efficient processes with high quality results.
  • Thorough understanding of legal and financial aspects of a real estate transaction.
  • Proven experience building consensus among multiple internal and external stakeholders.
  • Excellent written and verbal communication skills.
  • Ability to think strategically and manage multiple initiatives in a fast-paced environment.
  • Excels in a collaborative and strong customer service and relationship-driven culture.
  • Collaborative, perform well in a team setting while working with minimal supervision is essential while fostering a team environment with remote team members.
  • Proficient in Microsoft Office with heavy usage of Excel, PowerPoint and Word. Aptitude to learn Real Estate Management software a must. ProLease, Tableau & SAP experience a plus.
